If you have just one long-term tenant in your house hack duplex, and you're taking a $30,000 guru course on making money from assisted living or storage facilities or on running a syndication - it is probably not deductible under Section 162.

But classifying your depreciation (either the leftover annual depreciation after taking bonus depreciation, or the regular amount of depreciation if you didn't take bonus depreciation) can be taken as an active deduction against your W2 income for as long as you materially participate in the property.Disclaimer: I'm not a tax professional so not financial advice.

The software in the lock and on their web site then uses this matching code as a hash to generate guest (and/or long term maintenance or housekeeping) codes based on time/date/duration.It's a really brilliant system, and one of the few that I've found that don't require Internet access or monthly fees.
