@Charles Green- thanks - couple of ideas 1) depending on where you are looking - maybe try to locate seller thats willing to take a large down payment and carry a personal note for the balance and a promise to refinance / payoff the personal loan in 2 years 2) do you have any possible co borrowers that can help with getting the intial loan and then you can consider refinancing them once you have solid income / employment history under your belt - good luck

I think realistically stabilized cash flow with the additional rooms would be ~$70k ($250 revenue - $180k total expense).Wondering what the group thinks as far as 1) is it worth pursuing 2) how could I finance a $1m renovation with 5 years of losses under my belt?

Turnkey will work for me in the short term, which is what I plan to do, and once I have a few of those under my belt and understand all of it more thoroughly, I'll spend some time looking into syndications.But while I make a decent wage, I still would only be able to purchase two, possibly three, properties a year if I'm having to save $20K-$25K to put down 20-25% down to buy each one.
