I have a potential tenant--excellent all around except she has a judgment on the background screening.

Make sure the railings are solid, screens in windows, blah blah...Depending on the age, you want to know about lead paint. 

The first thing I would do is go to the top of the screen, click on the Analyze tab, click on the fix and flip tab, and fill it out. 

I am all about networking with other RE professionals and REI's, but I am not comfortable not having control of the situation when it is my blood, sweat, tears, and CASH on the line.So, have I missed something?

Otherwise, make sure that the new tenant goes through the screening process just as any other would.

That's a good thought, but they are paying pretty much around what the market will support.Worst case, it gives me an opportunity to screen my own fresh tenants.Originally posted by @Andy W.

RECOMENDATIONS:I would lock tenants into 2yr lease minimums and screen rigorously.

I'm not sure if someone that just evicted a tenant but maybe someone who has been having problems with tenants, who is not screening properly.

I do know some of the basics about screening tenants and finding lease formulation help but I don't know if or when I may get started.I'm 59 years old, disabled, and living on social security.

Get a taste for flipping and being a landlord and decide if it is right for you.If you do become a landlord, screen like crazy.
