That and simple but compelling marketing copy could set you apart a ton I think. 

I'm open to NY/NJ probably more as a flip versus a rental.

We didn't know for what... but I had stumbled across Money, Master the Game by Tony Robbins and was immediately drawn to the simplicity and efficiency of index funds. 

And in those markets 5 mil is not a lot of volume.. but in the mid west its a ton I get that..

Tony Robbins and coaches who "made it" didn't get there by giving you apple cider and krumpet, they got there by calling you all out on your BS.
