thank you  @Jim Adrian Lets assume it's 5 lots, the bigger question is the layout and floor plane  for those  house. lets keep in mind it's buy and hold houses only for rent, i might sell them after 5 years. that means I am trying to be build moderate house for rent nothing really fancy.

I am about 100% convinced that the broken wine glass(previous tenants did not consume alcohol because of religious beliefs) is the current tenants fault but can't prove it.
