Help in subdivide land,how many houses and type of floor plane.

Hello Bigger Pocket community (the best real estate community)

I some guidelines  for the necessary steps and rough estimate to subdivide and decide what floor plane fits in this lot.

I am planning to purchase a land of 1.65 acres fill in , (in the city limit)  ( electric and water, sewer) . The zoning would be as following as in the attached picture.

Dimension of the lot:

175.35

399.9

260.55

Since that will be my first time to develop a land, I am looking to figure out what are the proper steps subdivide this land and how many houses would fit in this land with minimum lot of 10,000 Square foot and minimum dwelling of 1600 Sq foot. The requirement in the attached picture.

Here is what I know:

  • 1- Title search
  • 2-Purchase the land
  • 3-Design the subdivision. Hire a developer or civil engineer to design the property. (What expected cost?
  • 4-Survey the property. (Cost?)
  • 5-Submit your application to the proper government agencies

The most important question to me is how many houses would fit into 1.65 acres according requirement and what kind of floor plane?

I found some website can help me not sure if I am doing it right or not, in addition that I Am not able to find a website to help in the type of floor plane.

Pleas if you know a good web site to help me how fit a floor plane into this lot would be great.

Or preferable tell me your personal experience how to calculate it
