Many state landlord tenant regulations include "reasonable enjoyment"  clauses siting it as a landlords responsibility.Landlords had best smarten up on this issue of weed smoke and realise they can not innocently turn a blind eye.

I had a tenant stay for 2 years in my apartment and they did more damage than when I lived there for 8 years (broke washroom door handle lock, toilet paper roll, bent blinds, tons of scuff marks on walls, granite counter top is somehow scratched, etc.)2) They also won't negotiate rent increases well since they only take a %, an increase doesn't usually mean much to them at all.

If you can do some inexpensive things like painting, or curtains/blinds, and/or deep cleaning then I think that is much better solution than dropping the rent. 

There is much history that can be resourced to piece it together, yet no amount of piecing it together (absent of blind analytical luck) will predict what is coming accurately.

(And I have a blind cousin who has had dogs since we were kids. 

Biggest mistake is blindly trusting your contractors and doing an out of state deal right away.

I would cover all blind spots.

You want to be the one giving advice through your trial and error, this does not mean play blindly.

Maybe your attitude and ego is preventing your success by blinding you to lessons that can be learned from others. 

So take things with a grain of salt and don’t blindly believe everything.
