@Lance BordenYou are in a transitional market (north dallas), in my opnion.in recent years prices have gone up and rents did not keep up.we bought many rentals in this area but once the rent-purchase price ratio stopped making sense we moved to other Metros.we have an Analysis excel we use which we named realistic case scenario.

I know that most people on here would strongly disagree with me on that but with my personal situation - I'm a self-employed entrepreneur with very uncertain and volatile income from year to year - I really don't like the idea of having a bunch of mortgage payments.Hey @Ali Boone  , thanks for chiming in :) I've been looking at turn-keys in Memphis, Houston, Dallas, Toledo, Dayton, and Birmingham.

Dallas MetroDallas, TX metro rents experienced an average increase of 2.40% for 1, 2, 3, 4 bedroom rentals and an average decrease of 2.33% for 5 bedroom rents, when compared to last month.

However, there are 2 primary REIA meetings on the Dallas side of the Metroplex...Dallas REIA  -  meets the 2nd Thursday of each month...6 pm at the Marriott Quorum...Quorum Drive by the Galleria  (Note:  Feb was yesterday...goes back to normal schedule in March)  http://reiadallas.com/North Texas REIA  -  meets the 3rd Thursday of each month...6:30 pm at the Richardson Civic Center...Central  & Arapaho  http://ntarei.com/The primary Tarrant County REIA meets every Saturday, 9 am at Woodhaven Country Club, just west of 820 & I-30, hot breakfast is served.

In Dallas area we pay anywhere from $89-$160 or so depending on how many pictures and they are professionally done.The more expensive packages might include drone shots, more pictures, twilight shots, etc.
