I'd actually say there are three Franklintons: (1) East of 315, where only big companies or very lucky small/individual property owners play; (2) West of 315 to Glenwood / the RR tracks, where flipping is more doable despite the pending departure of most of the hospital; (3) West of Yale / the RR tracks to I-70, where rentals are the norm. 

I think it’ll be doable if I keep at it slowly.

Don’t know that you wanna dip below $50,000 in most areas but $100,000 is doable for sure.

There were weeks I worked 60 hours but it was generally doable for me to arrive late and or leave early, I just needed to be available on short notice.

So I ran the numbers and the deal was still doable, at those numbers.

Getting by with no A/C for a few days is doable but miserable. 

You mentioned building capital to reach the buy and hold phase, is 20% down of 60k outside of doable right now?
