It's always best if you can make a trip to the market that you're investing in but as @Steve Cook say's having someone that you can trust on the ground is a big help.

I simply don't want pets or smokers.. so not pets, and no smoking are in my ads.No problem nearly 100% occupied for the past 5 years for sure, and month to month leases only.

Nope , try bringing a steak to a restaurant and asking them how much to cook it for you . 

Like I said I've only been doing this consistently for 6 months so most of my deals are still cooking, but I did 2 of them before that were home runs.
