By the way this lender advertises "no seasoning", I sent it to a second wholesale lender with the same results.I'm not posting this to deter you from the BRRR strategy, quite the opposite, BRRR is my second or third favorite investment strategy (live in flips and house hacking hold the top spots) but rather a warning to talk to your lender about your ultimate goal and verify your exit strategies before it's too late.

I spoke with multiple lenders and none of them can refinance now..Conventional financing won't work, but there are numerous portfolio lenders that would do that with 90 day's seasoning.

If you are a seasoned investor and are buying low priced properties it may work here and there, but to assume that it will automatically give you a competitive advantage is a litte naive and stems probably for superficial understanding of how it works.

We already have lease agreements signed for Jan, Feb, March 2020/2021 (high season) which is why we aren't thinking of 1 year leases.
