While my original post is intended to generate a few laughs at the "techniques" employed by well capitalized but inexperienced SFR "investors", it's kind of sad to see such a great strategy be so poorly executed.

Sadly, if you were to sue for the full amount, it would likely cost you more than you would receive. 

It's sad, because they really seemed to love living there and were otherwise the ideal tenants.I've dug around on the city and county websites a bit, but I can't find his name in any of the booking records for the past week or so.I know that, by the books, I should serve a notice to start the eviction process to cover me if everything goes downhill.

Sad to know so many native Arizona employees trying hard to make a living off low wages and stupidly high housing.  

This is sad and I have seen it over and over again.

It is sad that there are people like that who are so selfish or entitled that they refuse to follow the rules. 

Sadly I'm not kidding.

Sad to say about mom but my family is kinda savage like that.  

It has caused us to lose money, and when we called to see what was up, we got a "too bad, so sad, we don't care," response by phone and by email.
