It can be very tough due to high competition from national players.

Your in business.The Asset Manager I talked to was nice but I asked him dozens of questions about process, what he's thinking for numbers, other players and pushed him about Offer #'s to which they can't divuldge but ask him 'ball park figures' or 'is it close to ...?'

That might work with some but not all.Which is why I would prefer that the Realtor gets to know me better and know that I'm a real player before I ask for anything like that.

I am really interested in seeing the opinion of the experienced players before I pitch this plan to more HML's or PM.

But as Eric Belgau pointed out above it's the OPs job to know more about the problem than the other players do.

Hi Sam,I don't think you need someone else's opinion to determine if wholesaling in your market is a viable business, you need to assess the needs of the market from your own perspective and determine if you can provide a service for the players in that market.

I know Cody above my post is large MF player in Houston, but SFR wise this is how it is. 

Has been that way here for years.....a few players put together “mini hedge funds” $5-$10M of investors money.....they make their money putting these investors money to work, management/renovation fees, etc.
