We've essentially nailed it down to Austin Texas/Killeen Area, Phoenix, Las Vegas, and Boise and are  now looking at other metrics, and really diving into analysis on specific properties (and contacting agents) in an attempt to find a deal.

The best part about having elderly folks is that they don't move often, so you avoid turnover.In terms of refrigerator, I'm not sure what is the 'norm' in your area but in Las Vegas, most if not all landlord provides fridge, washer and dryer.

My niche is Las Vegas, and living in southern california, it was the logical choice.

When fixing and flipping, what should you put down for payment 30% or do you do 100%...I have analysed a few flips in Las Vegas where I live and not sure if you should put 100% down or should you do like rentals and put 25 to 30%.After watching HDTV show it looks like they put 100% down on their fixing clips in by the properties at there asking price
