And that's why I leave instructions in each unit...as well as verbally tell and show each new tenant...on how to shut the water off and how to flip a breaker.Although it has never regularly been a problem with any particular tenant.

As promised here is my review : Going through the strategy was a good learning experience but for us we don’t think it was worth what we paid YET , but the hope is that the things we learned and implement will save us a lot of money in the future as we keep growing our real estate business .The way ours was I would describe it as taking a class for a semester where you have 45min - 1hr biweekly interaction with the instructor .

You would be very wise to invest anywhere but Ontario given any other option.The Ontario LTB adjudicators have unwritten instructions to not terminate or evict without first placing the burden back on landlords to correct or tolerate tenant issues.
