I was planning on still having 50% of my IRA remaining to continue to grow, in addition to 100% of my wife's. 

I will also be doing a continual review on my success (in detail) with my two main marketing methods - direct mail and online marketing.      

I will have to continue to focus on the ratio, ask for those increases and be strategic about when I apply for personal credit vs looking for a loan for the properties.

Luckily I’ve had and continue to have some prominent clients in the fields of advertising, toys, video games, etc. that have made me pretty successful in that world.

Should take 10 minutes to upload these lists or names to something...and the magic would just happen and mail would hit peoples doors.Also, an ability to have a list scrubbing feature would be great as people call to be removed, complain, etc can be taken off.

It is still an affordable market that continues to attract good jobs.

Within 2-3 years they refinance, returning my principal, though I continue to hold equity in the project.

I am still researching it a bit as a way to continue learning about investment real-estate and I will present some data to the seller with an offer that would make it work for me, but I think it will have to be a pass on this one.
