When a section goes bad, you or your plumber can saw it out with a recipro saw with a diamond blade in it and replace it with section of PVC or ABS using Fernco couplings.

And the way they build them these days, a 5 year old car, even some Detroit Iron, is going to be practically as good as new.It'll be more than $5000, maybe 2 or 3 times that, but you'll have many years of doing nothing to it but change the oil and wiper blades.

That was ok until it became clear the handyman was doing things the way the tenant wanted in contradiction to the way I wanted things done (ie, stained a brand new deck the color the tenant wanted and not the color I wanted).

Denial ain't just a river in Egypt" exactly Jim.. model would never work then will never work in the future.. this is all hands on deck investing.. and not at all appropriate for the busy professional looking for their financial freedom number.. what a joke that say is anyway in my mind.. in the context of low end rentals.. its simply a business with your inventory being houses and your revenue being rent..

This year we included some goals/plans for our primary residence (turn basement into apartment, rebuild decks, design and build front porch), some personal goals (establish and maintain a healthy eating plan, go to the gym at least twice per week, read and discuss 6 books, one book is to be chosen by our partner), and business goals (find an accountant, analyze present loans and refinance if it makes sense, add 20 doors to our portfolio).
