Yesterday I bought 2 and closed on 4 that will all record today.1 Vegas one PA  4 Birmingham's... some days I do nothing and just go out to the airport and  punch holes in the sky and try not to scare the @@@ out of myself. 

I know from my first two months that I'm going to remove all the houses in areas that I know my phone rings off the hook from that are war zone adjacent.

What's the value of your reputation in the community for putting a property on the tax role, making improvements in a neighborhood and improving values for adjacent properties?

Always know that units on busy streets, those that back up to busy streets and those that are near airports, train tracks, commercial, etc usually have an approximate value of 10% less than those that are not near these things.

Nope, you're a few years too early for light rail from the airport.

Market supports $975 to a traditional tenant and we're looking at ~$1600 with our niche of short-term airline employee commuters (who again care mostly for a clean, safe place close to the airport with their peers and very little about curb appeal)Trying to figure out how to post pics using the app...

Lower end, especially in adjacent transitioning neighborhoods might stay stronger longer. 

Who would rent far from desirable areas to be in (downtown, airport, etc)?

Then I can shift right or left to the house adjacents to see if they are for sale or recent sale info to quickly gage how well the other house is priced.
