I mean geez when I was a kid I can remember only a blind person An elderly widow or a guy that got hit in the head with something at work was sitting at home on disability .

However, people always have and always will be blinded by the thought of “big” money, easy returns, and so on.

It certainly in most situations would never come close to what a bartender with tips makes per hour.it only does if you can scale.. a friend of mine here in Portland has over 8,000 doors.. he does just fine.. of course its all A and B class minimum 50 units.. that have on site managers.. so his job is really making sure the on site manager does not steal the owner blind..  

All thats left of the mini rehab is paint, flooring, mini blinds, and AC condenser.

So, my contrarianism is not so much to expect that folks would run out and copy my exact strategy, but rather to actually give some thought and not necessarily blindly follow the standard approach with the standard assumptions. 

You just need to think on your own and not blindly follow others and man I am telling you, It is not that hard!
