Hey All,I have a question for everyone who is currently involved and invested in the real estate market.With private lenders becoming increasingly prevalent in this market place, will there higher risk privately securitized mortgage notes cause the same collapse as the previous government backed securities.I see a lot of no income and no doc loans coming back onto the market, is this the writing on the wall that we should all be aware of? 

If our great socialist government wants to force me to rent to people I don't like then the government should pay me for my losses.

This area is uniqe with the high concentration of government and tech jobs and still growing fast. 

In my opinion, the government is taking away private property rights and then encouraging citizens to tattle on each other, which sounds very Communist.But the point of this point post is to warn Landlords to know and follow the law, whether or not you agree with it.

I wouldn't do a flip there either-- just rentals.The government/city of Petersburg is a crapshoot-- it's so poorly managed, it's embarrassing.. their fundraisers are embarrassing..... e everything about how the government is ran-- is just a joke. .. gosh even their holiday decorations are embarrassing!  

(Do not invest these funds in real estate at this time.)Go see your local banker and ask for guidance on 100% government guaranteed investments and put $950k or $975k in a cant lose secured interest earning certificate for one year.

In the next 10-20 years, (as long as the Government of South Carolina doesn't screw it up) the Charleston metro will continue to climb in value.

For now things are more or less ok but I would advise fellow investors to cash their chips before the next government change

It is hard to predict the breaking point and there are wild cards like government assistance that can delay or prevent serious problems.
