Would a good cleaning/painting/caulking not be good enough?

@Jonathan Greene i didn't want to strap so much but this deal is good enough for the risk.

The fact that the agency had recommended me was good enough to get me in the door, and all the client wanted to do was make sure I would fit in with the company culture (was I easy to get along with, was I willing to learn, and so forth).But I've seen both extremes.

The problem is that is in an almost perfect world which is rare.Secondly, if you have a deal that is good enough, you should be able to sell it to one of your buyers.

Can i find a good enough pool of potential tenants in that area or should i look at places like Piscataway, or Franklin Park?

When you buy turnkey normally you pay retail, if the hood is not good enough you will see all the locals investing there paying less and usually not a little less.

If it matches inflation (~3%) is that good enough?  

BTW the ROI is on a 14 month return, (this was a land deal) he apparently thought anything under 100% wasn't good enough, so maybe I should offer to give him money at his own rates, lol.

If you are gonna buy and hold, the deal can generate positive cash flow is good enough in San Diego or in other cities.
