We have been renting from a sweet old lady for the past year and we realize if we keep renting from her, we will have paid her $100,000 over the course of our 5 year plan.

Once there was a dealer in a unit next door to mine, in a very nice little townhouse development chosen by professionals and little old ladies.

I rented a unit to someone that came through the agency and the lady defaulted in the first month of tenancy..and now i am dealing with having to evict her.

My realtor forwarded an email chain between the scammer and this poor lady who was interested in the property.

I had one lady file for Bankruptcy and i'm receiving two months of her rent from the bankruptcy court, she is still living there and hasn't miss a payment since. 

An 80 y.o. lady who seems in good health; no cane needed; good hearing and responds; filled out most of the application (size of print is around 12 point) with her glasses on and an intelligent conversationalist.If I picked the 80 y.o. lady, what kind of complications will I be running into down the road?

If a property has a 13% cap rate, it's likely it that will be reflected in the price and if it's a building in good condition, tenants in place, that will be of interest to many investors, which means the seller will not be a distressed seller, IMO.You'r probably looking for a run down motel that can have some clean up, run the ladies off and rent the units out as efficiencies.....or some similar property!
