I have plans to DIY a few projects and contract out the bigger ticket items. 

As a few others pointed out with the age on that building you need to look closely at some of the big ticket items and establish how long they have left and what they will cost to replace.

With this big ticket item ($10K), what should I be doing right now to make the best of this situation?

I only ask because some of these items can be big ticket stuff.

This coverage could help the tenant replace their property, which can be a huge relief, especially for big-ticket items.

This is also the same city who after a high wind storm ticketed home owners for littering when their city issued trash containers tipped over spilling trash.
