@Dexter Harris just a recommendation, I purchased the Micheal Blank deal analyzer and it's well worth the $129 or whatever it was. 

It can be overwhelming to be handed a spreadsheet...Michael Blank and David Toupin both offer great analyzers with video breakdowns of exactly how to use them.

So under your assumption, how does it make sense for someone to purchase a home right now, staring a 10 percent haircut in the mirror, 3 percent closing plus, add in liquidation costs of 7 percent if they need to sell, looking at 20 percent negative equity in 6 months according to your projected “market adjustments” let’s look at a median home buyer. $425k purchase price and putting 20 percent down.
