Inglewood has already seen a pretty steep increase in value the last few years, and the stadium may add too it, but I would still focus on cash flow rather than speculating that you can get out in 5 years with a ton of equity.With that said it is stil a great place to invest!

Hi Canesha,It's not always a "Bubble", sometimes in some places things just stagnate as is, and in some places we see a falling off the cliff effect.It could be a bubble, but I think people still remember the last one (and what caused it), and we won't have a bubble again until Gen-Z gets a good piece of the (speculative) ownership.I'm (((guessing))) we will have a (price and volume) falling of the cliff effect (with no bubble)--for how long is unclear.Then there is always the interest rate thing that the government uses to accomplish their goals too. 

speculation drove the market  fundamentals brought it back to earth.ERGO you see all the folks on BP spout the same thing..  

If you plan on speculating tho', well, then it's a coin toss as to whether it's a good time ot not.

If they are talking about a bubble in DFW they're speculators and you should probably just pass on them or convince them to look at a longer horizon.

I much prefer a Positive Cash Flow investment over a speculative appreciation play.  

Here are some thoughts from a San Diego RE investor who has done fairly well:- VA loan leads me to speculate you put very little down.  

However, I recently learned about the AB 1771: The California Housing Speculation Act that took effect on January 2023.

These all led to speculation and one-offs.
