My advice if you want to keep the client but not go round and round forever is to find what you think is the best MLS deal and present it in a way that shows why it is such a great deal.

The other equally important place cash reserves come in BTW is for CapEx; those big ticket items like a roof that need to be replaced from time to time. 

I am trying to make sense of this because the house sold what it sold for....In other words....How can zillow get away with lying about what the house actually did sell for.

Something tells me there are a good number of the large ticket mechanicals (Central AC, Water Heater, Appliances, etc.) which are coming up on the end of their useful life.

Wait you have to pay taxes(30%+15%(self-employment rounded down)) - that just turned into 3.3K.So after one successful flip you are almost 10% behind leaving it in your 401K(the after-tax value is 70K).
