Marcus & Millichap are big players in DFW MF. 4-20 may be on the small side for them.

Bottom line you must identify and thoroughly "vette" the players within the market that can add value to you and your investing goals.  

Now, I try to prevent all hiccups, by mass emails to all key players.

Unless you are in the business of stabilizing under performing assets I don't see the short term even mid-term benefits of a new investor shopping in So-Cal.Edit: The other thing about buying in So-Cal right now is you are competing against of a lot of experienced players with deep pockets.

I'm pretty tech savy, so after getting to know the players, I watch what / where / when they buy and when there is a foreclosure with location and equity, they are there bidding.like I said, my target area is VERY HOT right now.

and rub elbows with players in the industry (both on the landlord and retailer side).

Have the patience to just get a good idea of who the players are so you won't get into a bidding war with any Investor that may cause you to overbid on a property.  

If you setup a keyword alert for turnkey you will quickly see who the major players are in those markets.Good luck in your search.
