It can be done - - but if there's problems, you will hear "She said -- he said -- not my problem.I've had social cases too and it you're in the business a few years, you will hear more.You've got the perfect excuse, Bad Credit, so write the rejection letter and refer them to your CR reporting service from where you got the info.

If they meet the legal requirements for occupancy then you can not reject them based on this.

As for comps in the 190s you are right can always sell a bit more depending on what I do to it, I always just price for worst case scenario and always look for a quick sale, but I have offered several and all rejected, so guess just need patience.

What I've read on airhostsforum is if you reject 4 people in a row you will start getting pushed down in your listing showing up.

Mark,The way it works is the typical electronic rejection followed by another seperate email stating the exact NET amount they will accept (so you have to add back in the 5% the realtor gets).
