It may have been a booming market if looking at it at that time, but I would have stayed far away from it, even though many would have called me nuts, would have pointed out how thriving it was.

For quite a few years now those "screws" (bolts actually) have generally been made of a nylon or plastic material, with large thumb type wing nuts to secure them from the bottom while the head is held with a large straight blade screwdriver.

The attic space was lived in by the prior owners years ago, and finishing this conversion seems to be the easiest (DIY) and lowest hanging fruit to me, but I'm not sure.Thanks! 

I've used those $100 Delta toilets and they are ok short term nut the guts are crappy.

This reminds me on the conversation some years ago as most said no-way will they shop online, without seeing or feeling things, nope that's nuts.

That volume and scale finds the low hanging fruit before you can.

The lowest hanging fruit is likely your ability to approach a seller that needs a new HVAC and replace it at cost, then you would be reimbursed at close of escrow for the effort but you would also secure the listing.

And over and over every time people said I was nuts, I was over-building, doing it too nice, why so much tile, why wainscoting, why craftsman style vs cheap off the shelf builder grade.
