If you want to stick with the current one, at least have the tenants sign a one-page letter that introduces you as the new owner and provides instructions for payments, reporting maintenance, etc.When it comes time to increase the rent, I recommend doing it once without hesitation or apology.

If I pass a cop car sitting in a hidden location, I flash my lights to those headed for that trap.I would say that you owe nothing more than to make the call or send an email (as you would want someone to inform you), and then its up to that person how they proceed.

One thing I love about both of the investing methods these two authors advocate is that it is not reliant on finding a one in a thousand deal, uncovering hidden seller motivations, making 100 offers to get one accepted, or a hidden reliance on continual price appreciation.
