If you have a solid story (description of the story / exposures they're worried about), then the carrier/agent might be able to get the carrier to reconsider. 

I know this seems a bit backwards, but the second hotel will definitely be professionally managed unless it's very close geographically and my partner and I feel comfortable with me doing it.

As long as you're clear in your description about the amenities, you'll be fine! 

You may want to broaden your geographic area if that is the type of investment you want or you may be waiting a LONG time.
