I'm looking to get into wholesaling as my entry into the market and what better way to start building a real estate portfolio?

I also believe that jumping into a flip / brrr as a first deal is a good way to never do a real estate deal again. 

I would like to solicit feedback from both consumers and the pros on the feasibiltiy of buying a nice house near the beach near retail (I'm thinking NJ), then flipping it as quarter-share fractional interests at a premium.

I am new to real estate investing.

I've had an investment property and also done a flip.

Are you working with a real estate agent?

There might be flip opportunities, multifamily, house hacking etc...

Then you have to work them till they have intent. in 2 different entities from 2020 to 2022, we flipped about 350 lots.
