I pull a few months of rent listings from Craigslist and use excel to slice and dice data to get Average and Median Rates.

I have seen other broker take flyers to these tenants for their buildings they are trying to lease up to win over tenants and get them to move.

SO and I will discuss and decide next steps (if any) w/in the next few days.

So it's important to talk to someone about your case and chances of winning.

I also recommend you check out Matt Owens FIBI meetings as well, he is a great guy and his meetings are excellent.

Use of your own vendors or ours (contractors, handymen)...Accounting reports, which format, how frequently updated, available online, quicken, quickbooks, excel?

Thanks to everyone for weighing in, thankfully I'm not really involved in this situation, but since I hope to own some rental properties someday, it's good to see how to handle it.I definitely agree with Jerry W. about Dave Ramsey, actually our boss offered him a free financial peace University class, but you have to be ready to make a change before any of that excellent advice works.As someone who was a renter for 8 years (I can honestly say I was a good tenant, a roof over your head comes first) it's very interesting to see the other side of the coin.

And going through the process with a great agent is an excellent way to learn how to be a great agent.
