Well I can really consider myself a newbie since I wrote my introduction in the wrong forum but here I go again. I am excited to say I finally am ready to get started real estate investing. I currently reside in Orange County, CA but am looking to relocate to Colorado in a year or so. I would like to buy coffee or lunch for someone if they would like to meet me and talk real estate, in other words MENTOR me! Looking forward to creating new relationships and build my business! Thanks Bigger Pockets!

Welcome to BP from another Orange County investor. The other's are correct, finding flips in OC THAT CAN MAKE A PROFIT is tough. And buying a rental is even worse, paying $500,000 to get $2,000 a month rent is a very poor return. Which is why I haven't bought a California rental for over 20 years. Interestingly, there is a flip going on about 300 yards from me right now. They poured the new concrete driveway last Friday and painted it last Saturday. What kind of flip? They bought it for about $50,000 under market and are putting about $40,000 into it. OUCH!

Lot's of good information here on BP, so dig in!
