If I did not have 1031 money, I could have invested as a passive in a deal with a successful lead that would have taught me step by step and I would not have made those 2 rookie mistakes.I learned the hard way.  

Yeah I think you're weary of insurance company cause you hear a lot of bad experiences which is more vocal and shared than success ones.
