Major MSA's typically get destroyed in economic downturns only to rebound at an accelerated pace when times are good.

I Found a company that put me through the paces of a quote, only to get to the punch line in which they said the policy does NOT cover liability. 

The market is strong and competitive and the local economy is growing at a rapid pace.

BiggerPockets has been inundated with "reviews" of Pace Morby and his SubTo community.

I would prefer an online class so I can study at my own pace (hopefully faster than physical classroom).  

That is simply because we have a very fast pace of growth now.Another place I have heard mentioned was Detroit. 

I think that  cap hill is above  average  pace  and  prob a bit softer  going south ..there are  many agents and  TH rental owners  that will be able to chime in with more detailed  replies than me:)

Sounds like 10 properties in the next 6 years is a good pace.
