Before I even send the home owner the first letter I know as much about the property as I can as well as the status of the homeowner IE: divorced, deceased, out of town owner, what other properties they own and where, how long the property has been vacant, current address and phone number, ARV, home specs, property specs, tax staus, etc.These are not MLS, REO or FSBO homes.

I love it..I'm currently building 6 specs, with a few other lots in waiting..I'd really like to do a modern design like this sometime..Would you do the basement/garage as poured walls, or block?

. :)Bill Gulley, if that were unilaterally true, then a builder who buys a piece of land, then takes a construction loan to put up a spec house, and holds as inventory til it sells, would be borrowing on a residential basis.That is simply not a residential loan.

Obviously it won't provide for a lavish "retirement" but if I want a new toy I can always build a spec home or two and not touch any income.The real question is am I going to have the same level of enjoyment from the hobbies I love now when i'm 50 or will they have been replace with all new hobbies?

I am guessing neither was done in your case, but definitely something that may be a good idea to implement for future deals.I have had deals where things need to be negotiated at the closing table because agreed upon repairs were not done to the spec the two sides had agreed upon.Lastly, don't get down about this.

I live in Odessa Tx where we have a housing crisis at the moment because of the oil boom. Which means tons and tons of people moving here for work.
Which means a lot of subcontractors, a lot of them do great work an...
