You do not need to put up with crap from tenants and piece of mind having a good tenant is well worth the time money and effort to replace any tenant. 

It takes time and lots of effort to become successful.

After using it many times in the last 24 hours it occurred to me that the following enhancement would be cool:  financing options for the rehab effort. 

Settlement agreements aren't for every landlord or every tenant, but can be a effective way of collecting past rent and letting a tenant remain that demonstrates the willingness of wanting to make the effort with the landlord to maintain their housing.

While not everyone enjoys equal opportunities, those who try to make the effort to better themselves deserve the opportunity for access to a safe roof over their head.

I am all about being transparent with sellers and I genuinely care about them and what they need to move on from their problem property so being upfront about how I arrive at my number feels like the right way to go.

Hence the reason for the research paper, which was started in an effort to explain to insurance companies that they are not underwriting  properly to reduce claims caused by canines. .
