Do you have any advice or any information of anything else I can read up on or research before making such a permanent decision on an unknown property?

Too many unknown variables to make an educated guess.  

If the age was unknown then you have a point for negotiation.Keep in mind the seller did not sign up to provide you with a perfect house.

Somebody wanting to sue for you backing out of a bad deal or accusing you of selling them a property with defects like unknown termite damage).

Inflation and health care is a huge unknown, but regardless, keeping up with the Jones' is a good way to end up broke.Rich, would love to be an active retiree in the future, probably not in Eureka :), thanks for sharing.

Personally, with that many unknowns I'd walk away afraid it might have more that I can't see given what I already know needs repairs. 

This will be our first property in general as well as our first investment so we plan to utilize a first time homebuyer program to minimize the cash needed; whether that is FHA, Well's Fargo's 3% down product, or some other yet unknown loan product is TBD. 

Looking back at our purchase and sales agreements and documents, under lead it is checked off as unknown.
