I've never understood that building but it's always had really low water and sewer usage. 

A whole different, rarely understood mentality.I always flip mobile homes in parks for cash; I don’t carry contracts.

I have never understood turn key investments as I have no ability to sell and realize my equity built in the deal (which is none with TK).

David,The above posts pretty much hit it on the head: once you've understood your own real estate goals, and the methods needed to make the goals a reality, start networking like crazy on this website, at your local REI club, cahflow club, etc.

Also, I understood that the housing is contracted to be built but after the buildings are up, who owns them?

Although once i got a good crew together that understood what i needed and when i needed it....it was smooth sailing.

insurance for wind and hail needs to be understood.. 

And remember, as someone also pointed out ..lists are not leads and if not understood, they can eat your pocket out in yellow letter postings!!

I understood all these things would happen when I bought the property, I had just hoped a few of them would end up being projects that would need to be done 1 or 2 years in, not the first week, and months of ownership.

Fully understood your "no man left behind" mantra.
