Edit: PITI on the house can range from $600-1500.

Not sure if I am calculating those numbers correctly but the rental comps are within that price range.

I would not ever dream of doing this .especially in this price range

Both small units have wall HVACs (Is that sufficient for heating/cooling?)

An HVAC system that provides sufficient air movement is your best bet, especially with a dehumidifier built in.

Wanting to do so, I created a team and we are sending properties ranging from 50+units all the way to 100+ to other syndicators for a fee.

One reason being the reasonable price range/low start-up cost and the other being tiny homes seem to be the new fad.

To compare the market rents against other similar properties, I could look at a map and find similar size apartment buildings in the area, and contact them to find the price range and configuration of their units to compare against... perhaps contact local property managers who might manage properties like this to see what they can share...

Second, be sure your home's value is sufficient to pay off both the first and second mortgages (which you eluded to in your original post).

I'm sure there are some who can find deals in this market, but i have yet to find any homes close to being able to cash flow sufficiently in the last 3 years after literally going through hundreds or maybe thousands of mls, zillow or other online house listings.
