Got it, I'd first discuss with someone like @Dave Foster to understand your intent and how you demonstrate it.

I've seen a lot people worry about the cost of insurance.  

Im sure going after the city would really only be effective in a civil class action law suit where there is enough people and $$$ on board.Over a 6-12k fix, and battling the city alone you'll spend more money and time IMO. 

It doesn't make sense to hire an attorney for $1,500 when I can do it for $300 and make the tenant pay the costs (or eat the loss).It's also important to understand the PM process.

Some investors, (and some attorneys are comfortable advising)  running without an LLC for some people and instead having an insurance policy in place to cover most likely scenarios of paying.

People will talk about getting seller financing and better rates etc., but most sellers have no clue how to manage being a lender.

Same question for people who have bought properties without tenants already there?

I've never had a listing anywhere near this price range but I would begin to research the kind of people my buyer's would be, what kind of jobs they would have, where I could meet and find them.Secondly, I would get professional photography of the property and expose the home on social media and pay for ads on instagram, facebook and anywhere else it would make sense to.

Hello Again Good People of the BP Community.I just rented out my 1st SFH rental property which I own free and clear. 

I read about commercial insurance but I am not sure if it is applicable here and if it is, please help me understand how it differs from the traditional landlord insurance.
