It's nuts. 

So... if  you came to me and asked about how taxes work when you are a landlord but you don't care about the "nuts and bolts," all I could say is just give me the numbers at the end of the year and I'll fill out your tax forms (unofficially, of course, since I'm not an accountant). 

Tried finding things in Hawaii but it’s too nuts so I have been looking out of state as well.

@Michael Glunk I’d get a keurig and a creative assortment or coffee pods, stock the fridge up with breakfast type things, OJ, Apple juice, 1/2&1/2, medium size 2% milk, small fruit basket with bananas, apples, oranges, and some muffins from grocery store in a plastic 4 pack container so they will last several days.

(works , but is an advanced strategy and escrow and your attorney will think you are nuts.

They want to have the best looking properties in the best neighborhood however if you are a real investor then you look for a places to invest where your numbers allows you and often if you move away from the big cities there is plenty of low hanging fruits.

Probably nut a concern but I’d reach out to the realtor you used, tell them you plan to rent the property out and ask if it was ok for you to use the photos in that way.

In a nut shell, parents need the income from the house to pay for their new living arrangements. 

It may have been a booming market if looking at it at that time, but I would have stayed far away from it, even though many would have called me nuts, would have pointed out how thriving it was.
