Fellow landlords, do you use Quickbooks for bookkeeping purposes or is there another quality program out there that let's you track, record, maintain income and expenses related to your rentals?

I still maintain a w2 income though, so I can afford the risk of the extra leverage. 

I like the eviction process, but landlords should be required to maintain habitability. 

The fact that they have zero ability to maintain any sort of project schedule is beyond my comprehension.

Who maintains the property, i.e. cuts yard, bushes and picks up leaves?

Further, the added cost of maintaining them and the risk of making your tenant get on a ladder to maintain them is not worth it. 

Make sure there are as many as units (unless landlord pays utilities).Find out how common areas are shared/run/storage rented etc.If there is a laundry room find out if there are coin operated machines and who is maintaining them.

All the surrounding blocks seem very nice and well maintained, there are two blocks full of duplexes that are obviously all rentals that aren't in such great condition.
