If  you can contact that LL and get his/her side of the story and it's the same as the one she told you, then maybe I'd look past that.

Anyways long story short...781k for full build, 950k appraised (main house, does not include the guest house) can easily go for 1 million.

That isn’t much of a success story.

Kudos to you for sharing the wealth on the other duplex on the market near your buy - lots of folks here looking for similar deals and your story could be just the motivation to push someone across the line. 

Long of the story is that at arbitration we only asked for $30k. 

The first story is cement block, and the upper story is wood siding. 

Back story- we bought it in 2010 and put 40k into it to rehab and add value to it.  

As long as you’re not a sucker for sob stories or tolerate late rent — never rent to friends — you should be good to go.
