Wholesaling, rehabbing and developments are exploding here. 

The fantasy out there is that with a fast and superficial education and limited experience, a note investor will be able to identify, find and negotiate the purchase of notes at a “discount” to market value.  

Purchased from developer in 2006, he used a prop manager and its been rented since, will be vacant at end of month. 

I follow a lot of the multi-million dollar developments happening around the city and there are a bunch on the Westside.

@Doug DanoffI am not at all a developer or real estate mogul with umpteen years of experience on my back but I am a consumer.

While continuing to develop a long term plan for the back 25 acres (I haven't really seen the back acreage).I plan to go after an SBA loan, I have several investors I can bring to the table, and one that is already sitting at the table.

I love Software Development but working for a job that controls my time and money was something I did not want to do in the long run.

I will continue to work on the steps you laid out and continue to develop myself so that I can in the near future start up my real estate business.

As RE developers we all know how important it is to hire good, reliable residential contractors.
