It looks great on surface but he knows there is a ton of hidden expenses, such as getting vendors out to the property and paying 2x or 3x on maintenance, or extended vacancies, limited equity accrual, septic and well cap-x, considerable driving time for every site visit etc etc etc.

Conventional loans right now are seeing incredibly low interest rates so if I were comparing the two I would go the Conventional route, especially since you plan to be in this for an extended period of time.

Totally fine as long as you're not over extended and have a reserve set in place for vacancy and repairs upon closing (3 months mortgage at min. and however much you allocate to repairs depending on condition of property).
