The influx of people coming to Florida has declined, further contributing to the slowdown.  

The best wholesaler and the ones who run it like a business, usually start as productive home buyers.

In one of the BiggerPockets groups some people were saying with the fed cutting rates a half point was a BIG change and then others saying a SMALL change.

Every positive review on their website are from people who just found them and are happy like they found a gold nugget in their backyard and have zero experience with their accounting department or have yet to file a claim.I am thankful for finding this discussion as it helped me realize there are multiple options for STR. 

We then transferred title of the property to our business/LLC. 

Ask them who is doing the most moving and shaking and connect with those people. 

Cash is king and I see people make money on a deal and buy a car or spend it on their lifestyle - I did the opposite.

But I have started to take my real estate endeavors serious over the last year and my studies much more serious over the last 5 months and although I may not be ready, I am ready and eager to take that leap of faith and try and put what I know into affect with the right people and obtain my first property in the West Texas area via House Hacking or a buy and hold deal within the next 60-90 days. 

There is a local meetup in Danbury hosted through Meetup that is a great group of people hosted by Joyce and Bob. 

There are pros and cons to each set up but the biggest con of closing in a LLC is it typically requires business purpose loans that have less advantageous terms than conventional financing.
