@Ismail Sogbaike, include a temporary occupancy agreement. 

My office is actually in West Shore and the area is highly desirable, property values are pretty high there!  

Now time to shore up the investors and update my business plan.

@Scott Johnson @Enwan CassonSeems like everyone I talk to has a similar sentiment that the high rates are temporary.

Now, that said, there are certainly specific situations where you as the landlord may take into consideration and perhaps work with a good paying tenant who may have had some temporary life event causing the late payment.

All of this is temporary at this point and in Texas properties are still selling  

Kyle, Jersey Shore State Bank ( jssb ), @Michael Cohen, i can answer that - YES. lost one sale of a house because of appraisal and on another house it came in 30K less than what i and my realtor expected, but it still sold for me. 

If you are renting in Mexico I believe you need a Tax ID number, and to get that you need a Temporary Residency card.  

It may just be a temporary fix before they trash the place again.
