@Owen Thornton if you are shopping $100K duplex, you are looking at D class properties or very rural.

My initial thoughts are coffee shop and hotel, then watch the entire area take off.I'm curious if anyone has any insight on whom to target, how to go about targeting them, and what other metrics and information I should have on hand when the discussion is brought to the table.

I have a flip under contract here in Tampa that I'm shopping insurance for.

My closing costs ended up being about $7,500 and this was with shopping around and getting some good discounts with Alliance Title in Boise.
